The way we bring a home to market in Washington is changing, and for sellers, there are some exciting new options to understand.
Beginning June 11, 2026, Washington law requires residential properties being marketed by a broker to a limited or exclusive group to also be marketed concurrently to the general public and all other brokers. Then, beginning September 4, Northwest MLS introduced a new First Look listing status following an agreement with Compass.
For sellers, First Look creates something I have always valued in a listing strategy: time to prepare thoughtfully, introduce the property intentionally and make decisions based on real market feedback before the traditional Active launch.
For those of us at Compass, phased marketing has been an important conversation for years. The new First Look option brings that concept into the Northwest MLS framework while maintaining broad broker access.
And for sellers in the Snohomish real estate market, particularly those preparing luxury homes, farms, acreage and estates, I think that flexibility can be incredibly valuable.
First, What Changed in Washington?
Washington’s new public-marketing law, SB 6091, took effect June 11, 2026.
The law requires that when a broker markets residential real estate, it cannot be marketed only to a limited or exclusive group of buyers or brokers unless it is concurrently marketed to the general public and all other brokers. A narrow exception exists when necessary to protect the health or safety of an owner or occupant.
Then came another significant change for our local market.
Following an agreement between Compass and Northwest MLS, NWMLS introduced its new First Look listing status on September 4.
First Look gives Washington home sellers a new way to begin marketing a property while it is still preparing for its traditional Active launch.
What Is a First Look Listing?
Think of First Look as a strategic pre-launch period.
A home can remain in First Look status for up to 21 days while the seller and listing agent prepare for the property's Active debut.
During that time:
- The property is entered into Northwest MLS and accessible to its 30,000+ member brokers.
- The seller can choose whether to allow showings.
- Open houses can be permitted.
- Offers can be received.
- The seller can choose whether the property appears through participating public IDX websites.
- Days spent in First Look do not become public days on market.
- Price adjustments made during First Look are not displayed publicly once the property moves to Active status.
The listing history remains available within NWMLS to member brokers, while the public-facing Active launch begins with a cleaner presentation.
For sellers, that creates another layer of choice in how a property enters the market.
Why Compass + First Look Make Sense Together
At Compass, we have long believed that launching a home should be a strategy rather than simply a date on the calendar.
The agreement between Compass and Northwest MLS helped pave the way for this new First Look option in Washington, giving sellers access to a phased approach within the Northwest MLS system.
That matters because the first days of a listing can shape how buyers perceive a property.
Photography, staging, pricing, presentation, timing and early market response all work together. First Look gives us an additional window in which we can begin creating awareness and gathering information while preserving the property's public Active-market debut.
For me, that feels very aligned with the way I already approach a listing.
Prepare carefully. Position intentionally. Launch with purpose.
Why This Can Be Especially Valuable for Snohomish Luxury Real Estate
Every property has its own story, but that becomes particularly evident in the Snohomish luxury real estate market.
A custom estate on acreage is difficult to compare to the home down the road. A historic downtown Snohomish property may have architectural details that require a very specific buyer. Farms, equestrian properties, luxury homes and larger Snohomish estates often have features that take additional time to position correctly.
With a First Look strategy, that early period may give us an opportunity to:
- Introduce the property to the brokerage community
- Begin building buyer awareness
- Gather early feedback
- Evaluate initial response to pricing
- Allow showings or open houses when appropriate
- Refine the property's positioning before Active status
- Continue preparing staging, photography and marketing for the full launch
For certain luxury homes in Snohomish County, that information can be extremely useful.
It gives us another tool for understanding how the market is responding before the traditional days-on-market clock becomes part of the public-facing listing story.
What First Look Could Look Like for a Tanya Mock Listing
This is where I see the opportunity.
A thoughtful launch for one of our Snohomish homes, farms or estates already involves layers of preparation.
There may be staging and styling. Professional photography and video. Property storytelling. Broker outreach. Digital marketing. Social media. Print. Pricing conversations. Details that need to be photographed differently depending on the season or light.
First Look gives us another way to sequence those pieces.
A First Look Strategy Could Include:
- Preparing + staging the property
- Completing professional photography and video
- Establishing the property's positioning and pricing strategy
- Entering First Look and beginning early exposure
- Connecting with brokers and potential buyers
- Gathering meaningful market feedback
- Making thoughtful adjustments when needed
- Moving into Active status with a fully developed marketing campaign
It will not necessarily be the right strategy for every property.
That is actually what I like about it.
It gives us another option.
What This Means for Snohomish Home Buyers
There is an important benefit for buyers, too.
First Look properties are entered into Northwest MLS and made available to its member brokers from the beginning. Buyers working with an agent can therefore learn about First Look opportunities as part of their home search.
For buyers looking for something highly specific, particularly Snohomish acreage, luxury homes, farms, estates or unique properties, staying closely connected with an agent becomes increasingly valuable.
There may now be properties worth discussing before they reach their traditional Active status.
The Bigger Picture: More Strategy + More Choice
Real estate marketing continues to evolve.
The new Washington public-marketing requirements establish broad access when residential properties are marketed, while Northwest MLS's First Look status introduces a new way for sellers to thoughtfully phase a property's launch.
For me, the opportunity is in how we use that flexibility.
A listing strategy should reflect the home itself, the seller's priorities, current Snohomish County real estate market conditions and the buyers we are trying to reach.
Sometimes the right strategy may be to move directly to Active.
For another property, particularly a Snohomish luxury home, farm, acreage property or estate, a carefully planned First Look period may give us valuable time to build momentum and learn from the market before the full launch.
Having another strategic option available to my sellers is something I am genuinely excited about.
